It looks like the square footage listed includes the basement. Some agents will do this to attract interest. I find that unethical.

If you look at the photos of the first and second floors, you will see it is not a big house. I would check the house size the town records have for the house. You will likely find it to be less, i’d guess under 2,000 square feet. I would proceed with caution if you are interested in it. Be sure any offer you make is for the proper sized home. Jay

I don't know. That seems about right to me. You could easily spend $300k on that house to get it up to higher end New Canaan buyers' standards.

I checked out the link - people like that flooring? I think it looks awful, but I'm in a 1920s house with original wood flooring throughout: closets, kitchen and bathroom.

A house of that vintage would have had wood floors too. I don't know why people go for the trendy stuff. And grey wood just looks bad IMO

The New Canaan one is an original wood floor by the pix. Night and day to me

I'm not active in New Canaan, but started June 2, 2018 for $1,050,000, eventually brought down to $950,000 & listing was cancelled 11/5/2018. Relisted in February 2019for $950,000, reduced for a few times down to $835,000 without an accepted offer per MLS and listing ended in at the end of the year. Relisted at current price for about 3 weeks ago.

MLS says square footage from town records is about 2300. So they are including basement.

Great location near the center. High 7's for that age, condition, and size sounds about right for New Canaan right now. I would say 50-100K in cosmetics should do it. Nice oak hardwoods already in place, not sure what the other poster is talking about in regards to floors. Exterior, siding and roof look pretty good. Zillow shows tons of views and saves in just 18 days so it probably won't last. Make an appt - Fast! Look for odd smells, signs of mold and such. When realtors mask with aerosols, thats a red flag for me.

I always exclude below grade footage. I agree with Jay its unethical. Base your sq ft pricing comps based on the above grade only.

What I said was the New Canaan property appears to have original flooring and it looks nice (though over-poly'd).

The Fairfield house has new flooring and by its age it would have had a similar oak or pine floor to the New Canaan one. Instead they replaced or covered it with the latest fad from Home Depot.

My question was - are people really picking the Fairfield floor over the New Canaan floor?
