Hi ChristieP,
Thanks for the quick reply. Is 5% premium over tax assessment value reasonable in this market.

Thanks Rice&Curry. We are trying to work our numbers around this measure just for our own comfort.

Anyone think, town homes built by CB Jeni in N Valley Ranch affect the home prices in the long run in negative way. There seems to be lot of demand for these town homes which are feeding into Coppell ISD. Developer is even talking about lottery for some lots like Meritage homes did for some homes in Emerald Valley. These are actually expensive per sq.ft even compared to SFH homes.

Though most of the SFH are built by Grand, there are some nice homes constructed by very good builders around these town homes. Most of these homes are feeding into one of Mockingbird, Austin and VR elementary schools. All of them are feeding into Coppell East middle school which is the only exemplary middle school.

Is 13 X 17 size master bedroom (with good sized custom closet and upgraded bath) considered small in Dallas in terms of resale? Please let me know if we are making huge mistake.

I'm not a fan of CB Jeni. If you want townhomes with ideal location, schools and resale then look at this one. These are KHovonian's (who bought Goodman Custom Builders) town homes in Legacy Village. This is one happenin location, awesome town homes, plenty of things to do. Awesome walk score and coveted Plano West feeder of Barksdale, Renner,Shepton,West. Check them out before you make a decision.

Finally completed our home purchase today. It is not perfect in terms of lot size (only .16 acres or smaller), neighborhood (town homes in the same community built other side of road and back side of home) and higher end of our purchase price (We could have new home in PCR, Richwood areas of Frisco). But closer to our workplace (Las Colinas), convenient location in case one of us want to change job and feeding into Coppell isd. Even If push comes to shove, we are confident of keep feeding into exemplary Coppell elementary and middle schools. It is very nice looking and semi custom 4 years old home built by Darling.

Thanks to forum members for all the help and guidance.
