An acquaintance of mine is immigrating from Mexico. They need a home in Plano/ Richardson/Allen with Plano schools. Master up with kid's rooms and guest suite with full bath downstairs for grandparents/guests and walking distance to elementary school and park. Their realtor keeps showing houses with master down or guest bed up or perfect floor plan but out of budget. Any solutions?

Grand has a floor plan with two masters essentially. We have some in our neighborhood for just that scenario.

Master up usually happens when there's no room for a BR downstairs, either from flat-out lack of floorspace or to make room for a downstairs "public" media room.

I can't imagine a scenario where the builders would choose to use master up, yet have enough extra room for a regular BR down. So yeah, just about every house with a guest BR down would also have master down.

Dual masters will be your best bet. But again, how many people are in the market for that kind of setup? Divorced couples who really want to make things easy for their kids?

Not knowing their budget, I've found only 4 homes in Plano ISD with the right floorplan.

Frisco has a lot more homes with the master up or 2 master suites if they decide on that ISD, they'll have a bundle to choose from.

Their max budget is $350,000 but they are not interested in Frisco. I have heard from many young families that they want master up near children and I think every one with friends, family or old parents wants a guest suite downstairs. There is a market out there. My old house had that floor plan and we loved it and there as almost a biding war when we sold it though everyone told me that this is going to be a hard sell.

My parents have a master up...they are in Wyndsor Estates, over by Breckenridge Park. City of Richardson, but Plano ISD. Isn't a bedroom downstairs though...that will be tougher to find with a master up. Could convert a study or formal living I suppose.

Regardless of your experience, that floorplan is just not that popular here (master up may be do-able, but with a guest down too, not so easy). Then throw in the schoo district, budget max, and proximity to park/school...and it's gonna be like finding a needle in a haystack. Like Naima said, you might see that where there's lots of new construction, but most of Plano and Richardson, nope. Parts of Allen maybe, but no necessarily that small part that is PISD. They may have to compromise on something.

There are a lot of builders that think of that, but the concern comes in with the amount of land needed to make that floor plan, and I think generally people who want that configuration are a special buyer maybe with an extended family member ...

Usually people that pay a little bit more for a house (around 300 - 600) have older kids and would like to be downstairs while their kids are upstairs.

I also think a double master will fit the bill, but since you are looking in Plano ISD's it will be harder since new construction may be the easiest way to get that in todays market...

The Realtor can only show them what's on the market and there may be very little that fits their "Wish List". Since they can't go up in price they need to adjust what they are looking for in a home.

What they are desiring will be difficult to find.

You won't find too many homes with master up and guest suite/bedrooms down in Plano or Richardson, as that type of floor plan is relatively new, and most Plano homes were built in the 70's and 80's.

I understand that school districts are important, but they'll have much better luck finding a house like that in Frisco, McKinney, or Allen. My house actually meets their criteria perfectly, and I'm in McKinney, within walking distance to Walker Elem. and the park. For their budget, I know they can find what they want in McKinney, as my budget was $300k.
