My wife and I currently live in the Los Angeles area but are looking to buy a home in Dallas this year. I lived in Lewisville and Flower Mound from 1996-2001. With crime increasing in certain areas and population always rising, where would you buy say a 200k home in hopes of it increasing in value over 20 years? Essentially, what "good" areas in 2008 do you forecast being not so good over the next couple of decades? And also, how would you project these cities evolving over the next 20 years?
1. North Richland Hills
2. Frisco
3. Lewisville
4. Plano
5. Flower Mound
6. Denton/Corinth
7. Keller
8. Carrolton

I think in 20 years the inner city will be the hot place to be. I willing to bet you that the area around the Cotton Bowl will be trendy and hip within the next 20 years.

All these cities will be built out, so they will probably hold their value - but I don't foresee above average increases (3-4% per year). If you want 20-year growth potential, buy inside I-635. I think the suburban movement will be completely over and people will be looking for places that offer more live/work/play opportunities. Gas prices in 20 years will probably be $10-11/gallon (including inflation, or roughly equal to $5-6/gal today) so public transportation will be more important.
