Looking to retire in Texas and want to be in a city with good senior citizen center activities, good health care, grocery stores, walking and bike trails, A city no smaller than 8,000 people, preferably no larger than 200,000 population. Looking for lower property taxes. Can anyone recommend a city? Was looking at the Sherman, TX area?

Sherman is a good retirement city. Good recreation with the Lake, hospitals, etc. Out of the metroplex so no traffic.

Tyler, Tx is about 90 min drive to DFW and is a retirement draw for many.
There’s also a large 55+ commuity in Denton, Tx.

DBL60 and WorldKlas do you have any recommendations for neighborhoods in Sherman or
Tyler? What about reputable builders?

Do not buy a new build unless you’re going full custom. And even then, don’t do it.

Why? If I buy an existing home, is there a construction company that I should stay away from if they built the home?

Why? Thousands upon thousands of homes have been slapped up by people with little to no experience.

I wouldn’t stay away from any builder in particular. I’d just look for something built in the mid-late 80’s or 2008-2012. That is when housing starts ground to a halt and the only guys in the game were the really good ones.

Info on Tyler, with links to real estate. Moderator cut: link removed, competitor site


A retired friend moved into a brand new custom home in nearby Flint, TX which is just outside of Tyler. Lots of retirees there, a mushrooming Tyler burb. But Tyler itself, also Longview, are really nice.

Does anyone know if property taxes are higher in Tyler, Sherman compared to Mckinney, TX? Also I was told that there is a MUD or drainage tax by DFW that gets passed onto the homeowner for 20 years. Does anyone know if thats only applied in a certain county, development or area?
