This is a nice and modern custom home on a half acre lot. It's practically in West Plano (Marsh & Plano Pkwy) but technically Carrollton with LISD. Do you see much room for negotiation? An acquaintance of mine is very interested but scared of spending so much money in Carrollton and not getting it back once house loses newness.

For 2.2 million you can get a house in west Plano. If they're so scared of spending that money in Carrollton, they're free to buy in west Plano with that budget.

Houses aren't cars. You do realize that older houses can be extremely valuable in the right location, right? What is this obsession with newness? Does your friend never want to do any maintenance or something?

Carrollton's name never comes up in buyer's top favorites so their skepticism is understandable.

It shows to already be under contract. That's the "Contingent". You might find out what it's contingent on.

No kidding. The number of patterns going on in the kitchen and master bath gave me a headache. And not a single window treatment in the entire house. I'm sure the neighbors will love that!

Well, let's at least try to be fair. The place has a mix of real quartzite, granite and looks to be some man made stone plus a metal roof. No one is buying quartzite sheet goods at Pottery Barn nor Viking appliances for that matter. The cabinetry looks superb to me as well.

I'm not a particular fan of that part of town but the house is sweet.


FWIIW first time window treatments are usually left to the first buyer.

I don’t have any negative comments about this house in terms of style, finish outs, or build quality. However, that location at that price is unfathomable.

Carrollton was still a nice-ish, largely middle class city twenty years ago, especially the Hebron area close to Prestonwood Church. Today, Carrollton is further along the linear decline curve (demographic/economic), that’s already come for west Plano, Frisco, Allen, and McKinney.

At this rate, I wouldn’t spend $2MM on any home in Collin County, knowing where the demographic trends are headed.
