Anyone had any foundation issues in the new part of castle hills? my friend is an electrician that pretty much does new homes...and said that a couple of years ago he remembers it being a big issue there in CH...any infor?

This is old news, do your homework. CH had problems when they 1st started out building 10 years ago cause several custom builders did not understand doing soil testing or foundations.

I show homes there quite a bit and have not seen a home that is less than 6-8 years old with an issue. The builders who are there now do soil testing and many do piers under their slab foundations.

All is well in Castle Hills and is one of the best subdivisions in DFW.

Calling someone a "nimrod", no matter what the context, is WAAY out of bounds.

That would have been the end of any advice he'd get from me.

Between the 1st and 2nd posts there was a post from a TV reporter wanting to know more about foundation problems in Castle Hills. That post was deleted. Rakin was telling the TV reporter to do her homework because it is old news.

Ok..... To set a few things straight.... Geotech and engineering has always been mandatory in CH. There is no home foundation built in Carrollton or Lewisville that has not been engineered since it was made mandatory in the early 1980s. There is however a fault line running from Grand Prairie, through Los Colinas, part of Valley Ranch and then through Carrollton (Knob Hill and Castle Hills). Back in the 1980s, before we learned how to deal with this, IE, don't build there, entire homes were breaking into two or more pieces. Not every lot is effected. Many homes built in CH will never stress but some will. Which ones? If I knew that I would play the lottery more often. But to say that some homes were built without soils testing and engineering is not a true statement at all. Just drive down Hebron Parkway and notice all the buckled pavement. I would never buy a home where concrete streets less than 10 years old have buckled pavement.

Are you suggesting that the soil movements (and the resulting roadway/foundation issues) in these areas are the result of tectonic activity? I think it is more a result of the plasticity index of the expansive clay soils in our region - some areas much worse than others (i.e. that region that runs through Las Colinas/Valley Ranch/etc).
