We are considering homes in the Murphy Farms development as well as The Ranch. They both seem to be lovely developments. Should we have any concerns?

Murphy Farms has a close knit community and an active HOA. (with a cool water wheel feature in their clubhouse). It's just two streets but it seems that makes it easier to get to know each other and since the streets dont pass thru to anywhere else, there's always people out and kids playing without fear of traffic. It's Wylie ISD and there is a small cut thru to Sachse Farms that make getting to the elementary easier. All the schools will be physically out of Murphy. Aside from the HOA amenities, there's also a new park at the end of Skyline Dr (6.5 acres) that just had groundbreaking. It'll have a pavillion, playground and eventually a walking trail (doing it in phases).

The Ranch is also a nice neighborhood, but much larger. Plus the boundaries between that and The Gables aren't very clear so it makes the neighborhood seem even larger. There's also a pool and amenities that are shared between the two HOAs (and some joint activities). The HOA property actually sits right next to North Hill Park (12 acres) and they are just about to do the groundbreaking on Phase 2 which will include a second playground, volleyball court and a pavillion. The homes in some parts are not as large as in Windy Hill Farms, but I suspect that has to do with the sheer size of the development and the ability to do different things. The HOA is also very active and I know they have been pretty diligent about keeping costs down so that they can keep the HOA dues lower. Schools are mostly going to be Wylie ISD except for the couple of streets right off of Murphy Rd. The elementary will be just south in the Maxwell Creek neighborhood -Tibbals. After that it's all in Wylie.

Thanks, Murphy...as usual you are a wealth of information concerning this community. We are hoping to make a decision this week on which house we are going to make an offer on.

The Ranch splits school districts so you need to figure that one out first.
