I'm moving to Dallas in a few months and I've decided that I don't want to do a lot of yardwork anymore. However, I don't want to rent either. So, I'm looking for either a house with a very small yard (preferably with lots of trees-they are easier to care for than grass) or a townhouse. Any ideas where I should look for either of these types of homes? My only other criteria are low crime and detached. Every attached dwelling I've lived in, no matter how well made, I have heard far too much noise and vibration from the neighbors. Are there any detached townhouses for sale? I have tried to search them, but have met with little success.

will PM a site to search--just set the lot size to like .15 and then do Dallas, Plano, Irving, ...whereever you are interested in...

anything marketed as a Patio home or a "villa" will have tiny yards.

You should not have a problem finding a house with a small yard. Most of the newer houses in Far North Dallas, Plano, Frisco, McKinney, etc have small yards even though they are not classified as "patio" homes or such. A small plastic pool could pretty much take up all of the space in the backyard of many of these houses.

true that--how they get around being classed as patio homes is just beyond me--the density looks the same as far as how many houses to an acre--but each city sets the "code" for each neighborhood and lots of times the developer gets approved with one number and avg lot size and by the time he is ready to start grading individual lots, they have been reduced to much smaller size--
like they will go in with avg lot size at .3 with specific set backs--and gradually wheedled the planning/zoning down to maybe .22 avg--and that includes the open areas as well--like the entrances and any walks/pond areas...
which means the real lot size is smaller than .22

While we're at it, maybe someone can tell me if this type of townhouse exists. I'm looking for a detached, multistory townhouse, with just a garage and front door on the ground floor. No downstairs windows or back door/patio. I'd like to live in the middle of Dallas, but considering the relatively high level of breakins, I'd want to find this sort of easily-secured place.

If it's detached... It can't be a townhouse, it's a single family home. You could also look at duplexes where you will have only 1 wall shared with the neighbor, and typically it's the garage side.

Lots of communities in Dallas. What price range are you looking at? Add to your search "zero lot line". Have you considered a condo?

Villas of Beacon Hill is a patio home community in Valley Ranch. Lots of townhouses have great little patch yards.
