We would like to know if anyone knows which Active adult communities are not land leased in Delaware. We want to own the land and are opened to all of Delaware at this time.

We visited heritage shores and it was very nice but way out of our price range.
they have a golf course and a restaurant on the premises. As far as the details, I don't know anything about that.

You never cease to amaze me. Here I am screaming, begging and hollering for 55+ communities and you come up with a master list. Where were you a couple of weeks ago?? (Just kidding - it's poss you just came across the info and are gracious enough to share with the rest of us wayward souls.) Many thanks for the info. Can I assume you researched all of these and decided Southern Meadows was the best for you and your hubby?? I was beginning to think "lower, slower Delaware" was just one big farm with cows and corn.

I am amazing Peeweez :-) Seriously, I stumbled upon this the other week. Didn't think much of it since I checked out first the prices of homes on these communities then narrowed down our search.

We were mainly looking for manufactured homes because they were less expensive. Your stick and brick run about $100k more and that was just out of the question for us.
Then the next step was to visit the ones we were interested in. Most of the ones we could afford were land lease. So we just accepted that.
There were 3 we came down last year to visit.
Barclay Farms, Bon Ayre, Sussex west. While we were here we stumbled across Southern Meadows which was just getting up and running.
In comparison with what home we could afford, the lot rent and perks this was the best for us.

some of those are stick and brick homes and the list is not a complete list. There are many more not on that list.

There are loads of farms and cows still and we love that. coming from the city...... this is a real treat.
35 mins from the beaches, Maryland and Philly.

This area is really getting built up with new developments and i find that so sad.

What are you interested in PeeWeez? Stick and Brick or manufactured? Any price range?

Oh BTW I'm finding food in DE are more expensive than in Philly. There are no taxes but food is higher.
