We live in Newark, DE right now (renting). My wife works in Wilmington and I got a job in Plymouth Meeting. I don't mind the drive, but to avoid traffic I have to leave really early in the morning and there is no alternate route. Or maybe I don't know which won't have traffic.

We don't have kids yet, we are palnnign to buy a house and we looked at Lagrange comunity and another one by Ryan homes in Bear behind Governors plaza. In terms of commute buying a home in Newark/bear wont make any difference.

We looked at Garnet Valley or Glenn mills hoping that it would be a good middle ground for us but the taxes and home prices are very high.

The only reason we are looking into PA is so that it reduces my commute a little. But we don't know any areas that would fit the bill.

Also, the fact that should we even pay high taxes for a good school district that we will be using in 5-6 years.

Also, any ideas about the bear and lagarnge ryan homes?

Stay away from the Rt 7 - Rt 40 area. except for the small community behind gov square shopping center all other areas are not really great. its ghetto along the communites lining Rt 7 N of the intersection - espe the rivers end drive / songsmith drive.

Lagrange in glasgow maybe slightly better, but again schools scuk and unless you are budgeting for private school dont buy..

I would just keep renting for a while. Maybe you could rent in PA and get a feel for that area. There is nothing worse than realizing you bought in the wrong area. I would wait, but that is me.

How is the areas in wilmington near foulk road and close to naamans road. Instead of loking in newark we are thinking now that pronbably a townhouse in wilmington area woudl be good. Also heard brandywine school district is good.

Any suggestions

I think the Foulk and Naamans are is a good choice what is your price range? Brandywine school district is good but you need to pay attention to feeder patterns.

I need to expert advise on dealing with builders.

I was wondering if you can negotiate with buiderd like ryan homes. not on the base price but on the upgrades etc.

I read a blogpost but it was in NJ and the owner was able to get $35000 of upgrades for free just by negotiating.

Is getting a good aggreisve realtor a good idea who can negotiate on our behalf.

You can absolutely negotiate new construction. Many builders out there are also giving a lot of great incentives to buy. I actually heard Ryan homes has many incentives. We personally had a house built and did a great job of negotiating. I did have a good realtor, but I don't think I necessarily needed her to get us the deal. She helped a lot while looking for houses though, but when it came time to buy new construction and negotiate we did a lot of that. I am glad she was there though to get the commission, since she helped us so much before we chose new construction.
