Getting pretty fed up with house hunting in Westminster/Broomfield/Arvada. What $325-375k gets you is pretty damn disappointing. Bid way over what we thought we should for our dream home and still lost it. And haven't seen anything like it since. Yes, indeed, you have now stumbled into a pity party, but the real reason for this thread is that I'm looking for opinions on Erie. Thoughts about its prospects, both from an amenity and a valuation perspective, would be especially helpful.

A number of very insightful, informed posters here have stated that proximity to one's job is of the utmost importance, and while I agree that it should be a major consideration, the aforementioned areas (which are 25 minutes from my job, as opposed to 40 from Erie; I don't even want to get started on the prices of homes even nearer to work) can't compete. $350k at Vista Ridge in Erie gets you a beautiful home, open space backyard, golf course nearby, and 20 minutes to Boulder. We are far from completely sold on Erie, but it looks more tempting by the day. What say you, /denver?

I wouldn't do it for a couple big reasons. #1 the commute will SUCK. #2 Erie is out in BFE and new builds will undercut your home's value. You won't get the appreciation that a closer-in area will, and if the market tanks you will take a serious bath.

Vista Ridge is partially built over a land fill. That is why it is so cheap. No one wants to live on top of a garbage dump that some times smells and likely is or will be leaking chemicals.

Erie also has fracking next to the elementary schools. That is why Erie is so cheap. Mom's with kids don't want to live there. This will affect your resale.

I was in the same boat as the OP. Erie and Frederick have the most bang for your buck, but it comes at a price. When I was looking Lafayette did not have a lot available and if you cross the west side of 287 the price magically increases. The Denver market is insane right now.

Are you thinking of buying new? Look for the energy efficient mortgage it's an $8,000 credit. If newer and energy efficient you can get a $6,000 credit.

Thanks for all the feedback. Sounds like Erie might have some issues.

2bindenver - I have looked at some new developments, but they start at the top of our range and get worse from there. Any suggestions in Westy/Arvada?

OP, have you thought of expanding your search to older homes? Or to newer areas in Aurora or Commerce City?
