Hello,

We are moving to CO and looking for large acre neighborhoods in the Arvada/Erie/Broomfield area. Anyone point me in the right direction?

I see what you mean. I just looked up a similar priced home in Wash Park. No comparison.

I prefer that Wash Park one, but that's just me. The one on Lexington was very roomy, though, and what was that greenish/brown stuff surrounding it? I think that's called a yard, but we don't have those in Stapleton so I'm not entirely sure.

I think my kids will be disappointed when we move if they do get a yard, because they really enjoy roving the alleys here like a pack of loud, wild dogs.

I know that house. I think that might be priced a bit high. I would have guessed $1.2 or even lower, but we shall see.

No doubt. They are building a $1.39M house (already under contract) on a 4300 sq foot lot on my block, but you get to be 4 blocks from the park so I guess it's worth it.

My old style brain can't digest the property values around Wash. Park. To me that house is a $500K or $600K house. Nice. Very livable. But not a million dollar home. Since you know the house, was it a scrape and rebuild in 2011? Or a remodel? The listing says built in 2011 but it looks more like a remodel of a 1911 house.

To me the Lexington house setting is just about perfect. Backing to lake and walking path with full mountain view. As you probably know from my other posts I walk around that lake all the time. Golden eagle, great horned owls, heron, sea gulls, coyote, bull snakes are all frequent sightings. Occasionally even some horses ride around it. Also on the other side from this house there are horses/donkeys bordering the path full time which are always fun to see. It is also walkable to everything. Grocery, bank, car shop, movies, mall, lots of restaurants etc. 25 min to downtown. Easy access to Boulder, Louisville (for the restaurants), and DIA. I love the Victorian style.

But with my aging self the house is too big and I'm not planning to ever buy a 1.4 million dollar home. I leave that to the rich and famous. But without any direction from the OP regarding what they were looking for in a large acre lot neighborhood I threw it into the mix as it is a really pretty home in a spectacular setting. I was surprised to see the price so low. The one next to it sold for 1.684M recently and never hit the market. The one across the street from it is under contract and also did not ever go on the market.

This one went on the market and went under contract in less than 2 weeks.

I went to the open house the first weekend and it was gorgeous. I was really surprised how many families were looking at it very seriously as it was crowded when I came and when I left with many coming with their agent. I'm very curious to see if it sold for over asking.
