Condos have been increasing drastically because no one is building new ones.

Aurora will probably be the main concentration of them.

You might be able to find a few others under $150k scattered around the Denver Metro.

Aurora is going to be the biggest bang for your buck. You can find some other options in Denver, Lakewood, Westminster, and Thornton.

I see quite a few along N. Federal, and close to that in Thornton. There also seems to be a bulk of them located in Denver bordering Aurora.

There's a few along Hampden in what I think is called Bear Valley, 1 in Arvada, a few in other parts of Denver, Littleton, and Lakewood.

In looking for an inexpensive condo. One must also consider financing. A lot of condos are not HUD approved for FHA loans. There are condo that are not approved for Fannie/Freddie backed Conventional loans.

There are some local banks that offer financing for nonwarrantable condos. I always say begin with the end in mind. Someday you will sell this place.

Yes, that happened to us for a year. We'd bid $10k+ over, they'd bid $20-30k over, and pay cash. This was all in areas besides Aurora.

We finally had a family friend sell us their townhome in Aurora and give us priority. They had higher offers and took ours at asking price.

Good Luck!
