I didn't say I was buying a 400k home lol. I'm trying to figure out if we can even afford a decent little home that is not a dump or fixer upper with a combined income of 100k. Sorry for any confusion.

Easily. I was making slightly less than you when I was in my mid 20s and bought a $360K house. Had 20% saved and no debt. It was not an undue burden at all

Where is work?
What kind of commute are you willing to tolerate?
Move-in-Ready required or can Do-Some-Renovation?
Must haves in house? Not want-to-haves.
¿Habla Español?

I don't pay anywhere close to $2,000-2,500/mo on my mortgage + HOA and I live within 10 miles of downtown, and just over 5 miles from DTC. You can find town homes and condos under $350,000 around the metro. If you're putting down between at least 5-10%, you should be able to keep your total monthly payments under $2,000/mo.

Move-in-Ready required or can Do-Some-Renovation? We prefer move in ready, or very little repair needed.

Must haves in house? Not want-to-haves. 2 bedroom minimum, 3 max, 2 bathrooms is a must, even if its just a half bath.

We also refuse to rent, or live in town homes, condos, or apartments. We have been there, done that.

¿Habla Español? Nein! Ich spreche kein Spanisch! Und ich weigere mich, es zu lernen!

I've been told to stay far far away.... However, last time I was there I drove thru the very south eastern portion and it seemed really nice!

No town homes, condos, or apartments. We have been renting for 10 years and want our own home and to settle into our careers and a nice new city. We both use to frequent colorado, and feel this is the place for use to begin our next chapter in life.
