Don't forget taxes are dirt cheap out here. A $350k house will only set you back $1600/month on a traditional 20% down mortgage.

Compared to IL where I came from where that same mortgage would be $2000 on a 350k house due to real estate taxes.

I think your choices are whatever you consider house poor, poor school district, or attached living.

Poor school district doesn't mean the schools are terrible though, just more likely to have more disadvantaged families.

The age that your kids are currently, I wouldn't be too concerned with school ratings at this point in time.
I would second (third?) those who recommended you look in the 80013 and 80015 zips, although it will be much harder to find a house in your price range in 80015.

There are several very nice houses in my area right around your price range - I am in 80013, Sunrise Elementary is my local elementary school.

The only downside, of course, is that they are available now and if the last six months or so are any indication, will sell very quickly, low(ish) school ratings or no.

A few points about this area:
The houses are older - most were built in the 1980s - so they tend to have smaller kitchens but they also tend to have larger yards.
It is a comfortable, family-oriented area. The kids play outside after school and on the weekends.
It is a good entry-level area. If you were to decide, in a couple years time, that you wanted to sell up, you'd likely have no problem getting a good return on your investment.

Might try the 80112 zip code. Close to the DTC and feeds into CCHS. Might find a couple of houses somewhere around that price range.
