Hello,

Looking for information about living in Lakewood between Wadsworth & Kipling above Colfax up to 32nd. Wondering if anyone has some history for that area. I've found some basics on the settlement of Lakewood & Wheat Ridge via places like Wikipedia. However, I'm hoping for more first-hand exposure and knowledge.

Like so many others I want a safe neighborhood and community. Regardless of the statistical information, how do people generally view that region of Lakewood?

How about Crown Hill Park/Cemetary... anything creepy to know?

Are streets outside of main ones like Kipling, Wadsworth, and Colfax plowed regularly or not really?

Do locals call this area or neighborhood by an acronym or slang term?

Any unique laws or odd things to know about being a Lakewood resident?

Is flooding a concern in that rectangle area (Wadsworth to Kipling between Colfax & 32nd)?

Asking folks to speculate on this one... Guessing that rectangle is an older part of the area? Do you foresee an influx of younger middle-aged families moving in or will it stay with a heavy amount of original homeowners? I see many of the houses were built in the early '50s... making many owners up in age. Maybe its already transitioned, but curious if it's old, young, or at an in-between stage?

Safe? Call Lakewood & Wheat Ridge police.

Flooding? Drainage and Flood Plain Information

All main streets are plowed. Neighborhood streets can take a few days.

It is not safe. Many zombies roaming the neighborhood because “loved ones” don’t pay the maintenance costs.

Are streets outside of main ones like Kipling, Wadsworth, and Colfax plowed regularly or not really? First roads plowed when it snows. Kipling was shut down once this season b/c cars were struggling up the hill during a blizzard

Do locals call this area or neighborhood by an acronym or slang term? Multiple neighborhoods. Most well-regarded is The Glens, which is a small neighborhood between 20th & Colfax where all the streets break from the grid and are named ______ Glen. North of 20th is referred to as Crown Hill. Morse Park and Heaverly Heights are also used for stretches.

My wife's aunt lives in the area (closer to 32nd) and we know the area fairly well, but asked her some of the stuff you were curious about as well.

Safety wise, the majority of people feel safe (assumption). There is more crime there than say, Highlands Ranch or SW Littleton. There are some rough parts of the neighborhood - the closer to Colfax and the older buildings/older apartments are the rougher parts.

Crown Hill Park near the cemetary is fine.

Kipling, Wadsworth, and Colfax are always the best streets to drive in a Denver winter besides the highways and 6th Avenue. In 20+ years, we never had snow issues with any of the three streets.

In high school and college, we called Lakewood, "Lakehood." It wasn't a "bad area" as much as it was an older neighborhood compared to some of the surrounding suburbs.

Flooding? No.

If I were spending $300k or more on a house in Colorado, I personally wouldn't choose that area. But, that's just me.

Everyone in the Front Range is spending >$300K for a house.

Yeah, I am. I guess I should've been more specific for those that read into everything I say. I said "house" but I should've said "place" as it refers to condos, townhomes, and single family homes.

I don't keep up with the real estate market back home in Denver, I just know that it's booming and we sold our home in less than a day to the "highest bidder" among 5 offers a couple of years ago.

Going back to Colorado each year since is always an experience of it's own as it's certainly more pompous and increasingly more snobby as it gets more filled with transplants.

Just trying to help the poster for his info. Thanks for correcting my incredibly important error.

Hi,

Appreciate the continued feedback... well, I did just go under contract on a house in that area. A small street just off 26th. and Kipling, right by the park. A lot of perks for the wife and I. Plus it's not a track home or commercial subdivision, which is what I see most of in Denver. We prefer these unique properties. Big lot, tiny home, lol. The neighborhood appears quiet and settled. It will be a transition going from Downtown to the quietness of suburbs, but we are older now anyway.
