Anybody from Denver know of condos or decent neighborhoods to buy that are along or across the street from the Platt River? And not in the downtown redevelopment area. We were buying supplies from a lumber company yesterday and ended up by accident along the Platt at Mississippi. What a nice river. I know and have gone to eat near the Platt River redevelopment area near, sort of, or in view of Coors field - don't want that area.

Thanks, I'm new to this forum. I live in the foothills and want to buy in Denver.

Not a lot of condos down there. I'm assuming that you ended up near Ruby Hill Park in Denver. The housing there is mostly smaller 1950s-1960s ranch variety, and mostly quite reasonably priced. It's certainly not trendy with the hipster crowd, but as far as I know it's not a particularly bad neighborhood around Ruby Hill even if not squeaky clean or high-income. (I believe the neighborhood there is officially College View).

If you're looking for Condos specifically, there might be some a bit further south along the west side of the River in Englewood and Littleton.

Livecontent seems like he's spent some time down there -- he might be able to direct you.

There aren't a bunch. Mostly SFR, a few townhomes here and there. Condos off Broadway/Belleview, walking distance to the highline canal...

This is an interesting question. When, I was younger and healthier, I biked the Platte River Greenway and I was somewhat surprised and disappointed to not see better retail and housing development along the river. Many areas are very industrial. This has changed tremedously with big redevelopment of downtown along the Platte; the development of older and new neigborhood to the south; the building of the Southwest Line which comes close to the river near Sante Fe Drive.

Downtown you are not interested in living, I think there will be more when north when the Denargo Market area comes into development on the east side. On the West, there are very nice housing in Highland. The biggest development along the Platte, besides downtown, will be in the Gates Rubber area and the environs which has multiple developments along the main station at Broadway. However, we are some years away from full residential building.

It was mentioned Ruby Hill area and that is a mixed bag of very old housing to the west, with nice parks, and industrial areas on the east. However, these homes are not on, but close to the river.

I think a good area to access the river is along Bear Creek. There is a path that runs west from Bear Creek Park in Lakewood all the way east to the Platte at Sheridan, near Oxford. Ah, but there are big changes happening in Sheridan. They are building a big retail developemnt along the Platte, just east of the Golf Course. It is called River Point River Point at Sheridan
This is right across from the Oxford Station. They are also redoing the paths around this developement that access the Platte. I think this will stimulate some nice housing in the area.

You could live in some nice areas that border bear creek, especially west of Sheridan Blvd. to Wadsworth. You would be along a nice watered greenway and a path directly to the Platte.

Another Good area the Live would be old town Englewood which would be just north of River Point on Hampden. There are housing with access to the Platte Greenway.

My favorite area would be the nice upscale neighborhoods along Bowles, west of Sante Fe. Housing is close to pathways that lead to the Greenway and east to Old Town Littletown, the Littleton station, Ridge Road, and Arapahoe Community College. You can find nice older reasonable housing on the South Lowell from Darthmouth. south of Fort Logan VA cemetary, and to where it becomes Platte River Road which turns into very nice upscale housing with some good quality older reasonable homes.

Another area to live would be off of Mineral. You would be right near the huge parks along the platte with paths the Chatfield. West You would go to Ken Caryl. East you would be going toward South Littleton, near Jackass Hill Road and the Mineral Station is right there. On mineral east of the Platte and west of Broadway are very nice housing condos and a co-housing development. This area would then continue past Broadway to Centennial, nice established neighborhoods, though not as close to the River.

I hope this gives you some ideas of what I know. For me, I could live in any area and be happy. To find these areas, get off the Highway and drive the local roads. It is good we are seeing new developments along the Platte that gives people multiple options to

I see quite a few new places going up across the river from the existing Flower Mill lofts on north along the trail for a couple of miles. I honestly have zero idea how one would even find these places on surfaces roads as that area is more industrial and a maze of dead ends from what I can remember ... so I don't ride it.

I know you're not into the downtown Denver redevelopment scene, but there are some grittier places northeast of Downtown off Brighton Blvd right on the Platte (Look around the numbered streets in the 30s). It's called the River North District. One developer turned a big taxi dispatch site into condos, and there's a growing number of warehouse conversions up there.
