NDSU area (Fargo: violent crime, house, neighborhood)

I need a pretty quick answer on this. We've been looking to move to Fargo from Houston for several months(no, we're not native Texans- we're from NJ) and have a problem because of 4 dogs we own. But I think we found a place. It's a small house on 11th street. The prop manager wanted to be sure we understood it's an old house in an old area of town. Our neighborhood now is crime filled-- 6 murders within 3 miles of our house since Jan 1 and it's worsening. Can I assume the area around 11th St is a relatively noisy, lively place but generally safe place? We're kind of an older couple with a 22 yo son and would prefer to be in a college type atmosphere. We're on the liberal side. I have to have an answer to the guy tomorrow.
