I am considering an investment in Deltona. Appreciate any info from current investors or anyone that knows the area. I've been told I could purchase a house for 150k, and rent for 1400.

Deltona is good for cap rates, but not good for appreciation.

Done some more digging - more accurate to say a house purchased for 150k would rent for 1200.

If you're looking for an investment that'll gain equity and cover the financing comfortably I would look at Debary. It's the next community out from the very desired Northern Seminole County communities (just across the river) and people who want that proximity but are priced out are finding it an appealing option. It also has a better overall reputation as well versus Deltona.

Kyle1925 - thanks very much! I will look into it. The best ROI I have found in Deltona so far is 7.2. Most are below that. Will see how Debary looks.

What expenses are you calculating?

If Applicable...

Insurance
HOA
Property Tax
Management Fees
