3. Fort Myers-Cape Coral, Fla.: Vacation homes here are getting more pricey here: The median list price has risen 24.12 percent in March the highest median price increase nationwide. However, distressed sales have weighed heavily on this market so prices are still 60 percent lower than the 2006 housing peak.


Places like Lehigh Acres are gonna be screwed for a long time but most sensible people know that a good house in a good location in SWFL will prove to be a wise investment if you get it at current price levels - despite all the idiot-speak that has been going on here.

The national media is begining to see the area as an exception, almost all the local papers have been putting out positive stuff in the last 6 months....big change from 4 yrs ago when things truly were doom and gloom.

Lehigh. Meh. That's a always been a different market from Fort Myers/Cape Coral, as is Captiva/Sanibel. That's nothing new, though. Every area has different pockets where markets can be so completely different.

Don't get too happy. This could mean higher ,much higher taxes down the road. I am not a big fan of high taxes coming from NJ.

No worries if you have a homestead exemption. If your assessed value jumps too high, challenge it. Doubt the mil rate will increase a lot. We will find out in Aug.

Well I do know that some have had their property taxes come down and others have seen them go up in Cape Coral in the last few years. It is all public information for all to see who pays what and who has back taxes unpaid and who has it all paid up to date.

Taxes here are dirt cheap now but because of the government going broke , less monies coming to the state via government distribution and the homeowners may have to carry more of the tax burden.
