Real Estate is cyclical...

Even bad neighbors will turn around... the question is when?

I bought in some areas where folks were leaving and my parents did this when I was very young... so far it has worked out well...

A very good friend was buying a lot of distressed homes for very little... people just wanted out in the 70's and 80's... that area today is like gold and people thought he was crazy buying in bad San Francisco neighborhoods... they don't know.

Yeah, my parents moved out to the suburbs from NYC in early 1990. They moved there in the late 1980s and I guess the ongoing crack wars in the neighboring crime ridden areas is what made them consider the move.

Actually, with Prince George's County think inside the Beltway versus outside of the Beltway. Don't stereotype based off of racial demographics, as many predominately Black areas outside of the Beltway have roughly 6 figure median household incomes.
That might be true, but the schools above 495 are equally as bad as the schools below it.

My mother grew up in Northwest Baltimore for most of her life and always described it as a beautifully kept middle class neighborhood where you never had to leave your doors locked at night. The row home that she grew up in for many years is now the only occupied living residents on that street. Granted it was a small street. The rowhomes across were torn down to reveal an empty lot, and the ones that were next to hers are all boarded up and tagged with graffiti.
