Hi! I am looking for a small city (~30-80K population) that has the following:
  • the ability to purchase a house with land (1+ acres) for $250-275K
  • rolling hills and lots of trees (not flat)
  • fall foliage
  • a nice downtown area with restaurants, shops, etc.
  • within 1-2 hours of a good airport
  • general tolerance of different viewpoints, backgrounds, sexualities, etc.
  • not completely overcrowded/congested (unfortunately I really dislike driving in traffic)
Thank you for any and all ideas! I welcome all thoughts on this since I am really just looking for my "ideal" type of place and not sure if it exists in the U.S. or not!!

Cookeville, Tennessee
Bowling Green, Kentucky

Both are college towns within an hour'ish of Nashville. Cookeville, in particular, meets all of your criteria. Beautiful countryside with rolling hills, lakes, waterfalls, and forests. A thriving downtown with locally owned restaurants, galleries, shops, etc. Two symphonies, museums, very affordable, low taxes, downtown green market and farmers market, and only an hour from the Nashville airport. The presence of a mid major university brings all kinds of people to town from all over the world.

If you want to truly hit all of those criteria and not just most of them, I would recommend Laconia, New Hampshire. It's a smaller community with a nice downtown, located within 2 hours of Boston. It has hills and lots of trees with the classic New England fall foliage


EDIT: I guess I just noticed your population range. It's a little smaller than that, but if you're flexible on that requirement I still recommend it

Middletown, CT

Hits all your criteria. Centrally located in CT, rolling hills, small city in-town, very walkable with lots of shops & restaurants. Southern & western part of town, lightly developed, still with some working farms.

Home to Wesleyan University, and a state community college. Easy drive to Logan airport in Boston & Bradley Airport in CT

A major interstate highway runs through town, but easy access to state roads, back roads & side roads to use if you don't like highway driving,

Ithaca NY comes to mind. Except for the airport(Syracuse or Rochester would be options), you can find everything else.

The Binghamton and Utica areas also in NY may work. For Utica, you can go to Syracuse or Albany for the airport. With Binghamton can go with either Syracuse, Albany or perhaps Scranton-Wilkes Barre as well. Both have a college presence and have smaller communities with nice Downtowns as well(Clinton in the Utica area and Owego in the Binghamton area). Both also have other places in their metro with a Downtown as well.

You may actually find something just outside of Troy or Schenectady, both of which are within the population criteria and you can use Albany International for the airport.
