I think the 100k house will be the challenge more than water. Zillow will show you places and then check the water.

Apparently it's also how Florida made the list of "most well-managed" via slashed spending on environmental oversight, public education and road infrastructure. It's going to be one big hot mess in another ten years as the population continues to grow aggressively.

We are living in Oregon right now, I think it's a fine state to live in. It's a progressive state politically, but there are lot's of conservative areas. Weather is very benign for the most part. Summers are gorgeous and people are friendly. Water is abundant. Property taxes are high in some areas, but houses can be had for around $100K as long as you don't opt for Portland, or Eugene.

I have no interest in Florida. Thinking more towards TN.

There's lots of clean, fresh water in Tennessee, and it is a well run state fiscally. The Upper Cumberland region is popular with retirees because it's affordable, beautiful, and within 1-1.5 hours of Nashville. Its hub is Cookeville which has an excellent hospital and lots of shopping, restaurants, entertainment, etc., certainly more than most towns its size (33,000). Here are samples of homes that have recently sold for less than $100k in the area, all within just a few miles of either a large lake or some beautiful rivers:

I would also consider heavily Western North Carolina around Burnsville, Spruce Pine, Newland or Bakersville and further down around the SW tip of the state in towns like Sylva, Franklin, Robbinsville or Bryson City.

I rented a house once about 60 miles south of Asheville and it was nice. That area would work if it's under an hour drive to the va hospital in Ashville.
