LOL Pittsburgh should be cheaper. Lousy infrastructure, lousy services like snow/ice removal, lack of decent paying jobs(there's a bunch of posts over in the Pittsburgh forums on this subject), lousy transit outside Allegheny County. I mean it's not the worst place in the world but there's a good reason why you can get a shabby house for under 100K. It's not desirable compared to other peer cities that are more expensive.
As far as the western half of the U.S. goes, San Antonio, Albuquerque, Tucson and El Paso are all still pretty affordable for statistical areas of over 1 mil.
But Kansas City, St. Louis and Oklahoma City are not regarded as very desirable places to move to for good reason and why they are cheap and will stay that way in contrast to more desirable cities.
OKC is a tough sell for me, but the others are pretty cool.

JoCo has lots of sub-300k options in some really nice areas, unless a person's just really into McMansions.
In Milwaukee, 200k or less can afford you some spectacular older architecture in some pretty decent neighborhoods.

1000-1200 is a good-size house in my opinion. Our family wouldn't know what to do with something much bigger than that. 2k would be downright cavernous and excessive.

That’s certainly fine for what you prefer, but many potential buyers often look at 3/2 houses with at least 1500 soft, but less than 2000 sqft. It is certainly the case of inflation in terms of many homes being excessively large for what is actually utilized the majority of the time...

The real question is what is the best cheap city with amazing quality after Chicago. I think Chicago is definitely #1. After that let's see... I would say it's
2. Pittsburgh
3. Minneapolis - only because of the cold otherwise I would pick it #2
4. Philadelphia

It's just a little odd when people try and make 1000-1200 sqft sound like a tiny home or something horribly subpar and unlivable.
I had a house that size with the 3 bed 2 bath configuration and it wasn't exactly cramped. Layout does matter.
A quick check on Realtor shows at around 75 single family homes in Johnson County, Kansas that are at least 1500 square feet and less than $300k. Some were even closer to 2500 sqft.
That's the most expensive county in the KC area on average.
Still seems pricey to me, but it's on the cheaper side nationally.
