My starter home years ago was a 900 sq ft suburban condo.

Yeah 5BR/4BA seems awfully big for a "starter" home.

In my town which has been "discovered" and prices have risen dramatically and continue to rise, it's still possible to get smaller, new construction homes in the $250k-350k range.

I personally wouldn't view these homes as really starters? To me, a starter home is a 3 bed 2 bath that's like 1500-2000 sqft?

Here in Sammamish, WA a starter has to be a condo, which are available for just $589k in an older part of the city.
If you want a single family the cheapest I can find today, a smaller, older one is listed for $899k.

The least expensive brand new home I can find here is $2,039,995. No one is building new "starter homes, at this price it's a 5/4 with over 3,600 sf.

In a nice Seattle residential neighborhood on a busy street with buses. Not new construction though. New construction doesn't build starter SFHs.
