Here's the reason for the hold up on the Westin:

"Blame cafeteria leftovers -- at least in part -- for the current delay in construction of the planned Westin (NASDAQ: MAR) hotel in downtown Greensboro, according to Westin partner Randall Kaplan.

Kaplan told Triad Business Journal on Monday that portions of the basement -- including small tunnels used for utilities -- of the former S&W Cafeteria on Market Street were found buried on the site of the future parking deck, and must be excavated and removed.

The former cafeteria, just east of the intersection of Market and Elm streets, was behind the former Belk department store, now the 101 S. Elm office building. The cafeteria had been accessible via Belk.

"We're moving forward," Kaplan told TBJ without providing a timetable at a news conference announcing Kontoor Brands and Brady Trane Services as sponsors of hospitality areas at Steven Tanger Center for the Performing Arts.

According to TBJ sources, work in removing the cafeteria remnants is expected to begin in the next week or so. The tunnels are approximately 3 feet by 3 feet in size.

The Westin development group, which is headed by Maryland developer Greg Dillon and includes Greensboro attorney George House, has run into other obstacles below the surface.

In summer 2018, the basement of the Dixie Building at 125 S. Elm, just across February One Place from the Westin site, was flooded. One theory is that an underground stream runs beneath downtown.

Zack Matheny, president of Downtown Greensboro Inc., and Dixie Building owner Dave Stoughton, who sold the former Dixie parking lot to the city for $1.17 million for use as the parking deck site, have told TBJ that the remains of former businesses are buried beneath various current downtown buildings.

According to the Westin website, the Greensboro hotel is expected to open in 2021 with 180 rooms.

Kaplan told TBJ that he expects the street-level floor of the building he owns at 201 S. Elm, adjacent to the north side of the hotel site, to be retail or restaurant space when the hotel is open.

During the Christmas shopping season, North Carolina A&T State University operated a pop-up store in the space. On Monday, posters promoting Kathy Manning as a Democrat candidate for North Carolina's U.S. House of Representatives 6th District seat covered much of the building's windows.

Manning, who is married to Kaplan, lost to Republican Ted Budd in the state's 13th Congressional District race in 2018.

Its great that Westin has been patient throughout this process. That is the problem with new development in old historic parts of downtown. You never know what you are going to run into.

Interesting article about where downtown is and where its headed. I like the intro sentence talking about downtown Greensboro on the verge of emerging from the shadows of Charlotte and Raleigh

I'm continually surprised by the speed 400 Bellemeade is going up at, especially compared to the Westin which has been a hole in the ground since before slugger even broke ground.

The hold up for that westin is the demolition of the underground building

"LDJ Global Strategies is the new leader in the bidding for Guilford County's Edgeworth Building in downtown Greensboro.

The new qualifying bid on the property at 232 N. Edgewood St. is $2,021,300, the minimum amount that it would have taken to unseat Williams Development Group's offer of $1,925,000 in the county's upset bid process.

LDJ is run by Louis DeJoy, the former CEO of XPO Logistics who is also the national finance chairman for the local organizing committee for this year's Republican National Convention in Charlotte.

A new 10-day bidding window will open on Monday, according to Robin Keller, clerk to the Guilford County Board of Commissioners. In order to displace the LDJ offer, a new bid will have to be at least 5% higher and conform to rules of the process. If more than one bid comes in at the same amount, the first bid made will be the standing bid."
