Greensboro's first distillery will be moving in to a location in downtown on West Lewis Street by the beginning of next year. The space will be leased by Andy Zimmerman who is currently redeveloping several other properties in the area as well. This business will only add to the major momentum this section of downtown is experiencing.
You are right it sure does. But I didn't really care for the Triad Tower design. I thought it should have been more sleek with metal and glass exterior

Even something like this would have been a much nicer design for Triad Tower.
The problem with the proposed design is that it was outdated and looked like it belonged in a central business district. The design should have had aviation styling cues very fitting for the airport area.
Roy Carroll's tower would have 400,000 square feet of office space and an upscale hotel. One site that is being looked at is the corner of Bellemeade and Eugene Street on the other corner from Bellemeade Village. There is talk of another downtown grocery store as well.

Yes, and Roy says it will have to be 70% preleased before its built. He also described that process as like "trying to put frogs in a wheelbarrow".

Holy cow, 70%? I have a hard time believing that could happen in the Carolina's.
Construction and planning, design would take several years. There would have to be a local company that would take a huge chunk of space and at least another rather large tenant. I doubt the Triad has a company that would at least occupy 15 or so floors (How tall will this be? 30 floors?)
The problem is even if you have tenants that really want it, they can generally shy away from committing to be a tenant at a large office tower. It's easier just to choose somewhere else or a submarket that is like 7 floors that someone would throw up for them.
Two office towers in downtown Charlotte started out as going forward when they had a certain percentage leased out, but both decided to go ahead on a speculative basis due to strong interest. It's just hard to get tenants to commit without a known time frame.
