We cook a lot so we definitely require an actual, working vent fan in the kitchen. When our home was under construction, we discovered that the builder put nice hooded vents over the stoves/cooktops that did not actually vent to the outside which was crazy. We insisted that ours be vented to the outside.
It just boggles my mind that a builder would think that was "optional".
Ideally I want my kitchen sink to be at a window, too - definitely not a corner sink or in the middle of the island.

Not a deal breaker. Can be removed and something more modern put up. We removed ours and put in pendant lamps.
Nothing is really a deal breaker if it can be rectified. A galley kitchen would probably be a deal breaker for me as usually there is little you can do unless you gut the whole first floor.

A galley kitchen would probably be a deal breaker for me ...
The most efficient use of space is usually a galley... and generally the most efficient physically- one or two steps puts you at the sink, the fridge, or the stove- not a lot of effort!

Surprisingly enough the piddliest small projects will negate the sale on an otherwise perfect home. I'm always stunned when I hear someone say zero projects/turn key required. I mean are you allergic to the premise of building equity?

It's the darndest thing. You burn something on the stove, turn the exhaust fan on and it blows the smoke around the kitchen. What good does that do?

Maybe it's because builders have become used to people building trophy kitchens and not kitchens that get a ton of use.
