Hello fellow Pennsylvanians. We are purchasing a home in Cypress Creek Lakes (CCL) in a couple of weeks. We did initially look in Bridgeland (BL), but at the time they didn't have the size we were looking for, at a comparative CCL price. Our home in Bridgeland is 3100 s.f. and was priced around $216K in January. The same home types are now selling for the low $230s. For CCL, that's way below the 2006 median appraised value of $293K. If not, go to har.com for more neighborhood info. That being said, when we bought in CCL, we were fully hoping to utilize Bridgeland's facilities (fitness center, pools, etc.) since we have a child. So, we went over there in May and asked what the policies were for "outsiders," and they were very clear that we shouldn't even think about it! The facilities are for BL residents only. CCL residents or whomever else can only use BL facilities if accompanied by a BL resident. I was put off by this, but I understand as well.

I think BL will probably have better appreciation compared to CCL, however, CCL's proximity to BL (Houston's soon to be premier master-planned community, according to my research) will help CCL homes appreciate nicely. If your an outdoors type or have kids or kids visiting a lot, I might consider BL over CCL. As BL expands, their prices will have a wider range, some of which will be comparable to CCL.

Either way, I think it's a very good move buying today in or around BL. Good luck with your decision.

Thanks all for the info. I think we have narrowed it down to Bridgeland or Cypress Creek Lakes. It's just my wife and I (we're adopting from China within the next 12-16 mos.), and these two places feel like home more than any other place.

Loved Lakes of Fairhaven, but a little out of our price range. Didn't get a chance to check out Saddle Ridge. We focused on Blackhorse Ranch, Bridgeland, Fairfield, and Towne Lakes. I did know some of the neighborhoods were redistricting soon. I know many were going to be in Cy-Ranch (I think). I was also looking at the elementary and middle. I have two children in elementary now with one going into middle school next year. It's hard to know about schools around here with all the building I know we were just rushed. We had a week here. And then found out many of the builders wouldn't start building until we went to their design center and did all our options. I don't understand why they needed to know what color my walls were going to be before they started framing the house. So, we had to make up our minds in about 3 days and then they fit us in to their design center before we had to go home. I wish I had more time to look at the houses, areas, and schools. I just hope we're happy.
