Hopefully this one will stay put it seems like they have a hard time keeping a restaurant in that spot.

Because they have been crappy restaurants with either crappy food or crappy service.

I happen to love Lupe's food. Did you have the food in the restaurants that was in that location previously? Not everyone loves Lupe's. Not everyone likes chain restaurants. But obviously a lot do because...well, they are a chain. Hence they were popular enough to open more locations.

I like Mom and Pop restaurants too, and support them when I can. But if they aren't available where you live, then you support what you have - if you like it.

What we have in terms of Mexican food:
Papasitos
Hectors (small business, decent food)
Iguana Joe's
Tacos Flores (small mom and pop, great tacos, slllooooowwww service)
Tita's Tacos (small mom and pop, excellent tacos - only good for breakfast and lunch)

We also have Chuy's on the 59 and 1960! And don't forget Taco Bell, Chipotle, and Mission Burrito!

Oh, yes. Forgot about Chuy's. I never go there, so forgot about it.

I don't count Taco Bell as food () and Chipotle and Mission Burrito aren't tex mex/Mexican food places IMO (although I like the food). And neither is Free Birds.

And I guess if you are saying Taco Bell as mexican food...then you have to count Taco Cabina on 1960 as well (but I don't).

Of course I count Taco Bell -- I lived on that stuff from the ages of 18 to 22.... it just wouldn't be right for me to turn my back on them now just because I have enough money to dine elsewhere
