Understand that the huge majority of short sales don't ever go through. I don't list them because of that - and I don't like to show them because of that - it's an exercise in futility. Given that, I can understand why a realtor would not pay to clean the house. If the seller cannot be bothered - and it's ultimately his credit that will be trashed if it doesn't sell - why would a stranger, when the odds are so poor? What next - should the realtor replace the carpet? What you see is only the tip of the iceberg as to the bad condition. Investors are the only reasonable buyers for a short sale - and they know it's going to be dirty and need work, but they are buying under market price. A regular buyer is not their target buyer. You will most likely see it come back on the market as a flip.

Seller decisions have not been good throughout. Final decision was to pick a realtor whose picture shows him doing the finger-gun-point.

Maybe the previous residents drank/medicated themselves so much they literally crapped the bed? I can just imagine what nonstop, screaming traffic & jake brakes would sound like in a big, echo-y house with mostly tile floors. Right next to I-45 with no concrete sound barrier wall? Most likely can't even hold a conversation outside.

Might work as an interesting office building, if that's allowed.
