Oops - didn't read thorough enough - thanks for pointing that out. Then he's in good shape for a lot of places. Alvin, Porter for rural but not sure about those school districts. Magnolia maybe but that will give him a long haul to hobby.

Yes, he can get almost everything on the list. I think he can get five out of the six though. He will have to either compromise on commute, price, size, horses allowed, school, or lake access.

OP - you really need a good realtor. I have no idea what properties actually allow horses.

Perhaps some of the areas on the east side of Lake Houston. Not really close to "great" shopping areas though, and not sure about schools.

In Alvin and Manvel you can def get the acreage with no restrictions for that price no lake though. They are supposed to have alright schools. Friendswood too but their land prices are a little higher.

You can get all that except its EITHER a lake OR reasonable drive to Hobby. I would suggest Mont Belvieu area as a compromise.

BTW, if it could be IAH instead of Hobby, the options would be much better.

Alvin does not have good schools. I grew up there (lived there for 25 years) and graduated from there and have family that works in the school district there. It is not the worst ever, but it is definitely not that great (when I went to high school we even had to have our own police station and this was a little while back!). Alvin does not have much to offer either- it has slowly grown, but it is definitely behind the times, plus it is in an area where it takes a decent drive to get to most of anything outside of Alvin. Yes you would be able to find land there, but I would think there may be some better options other than Alvin.

What Houston Parent said above I agree with... does it have to be close to Hobby or would IAH be an option?

Have you looked at The Commons On Lake Houston?

6 acres - $194k

It's between 60 and 90 minutes to Hobby. It's about 45 minutes to the Woodlands for shopping.

The Huffman schools are good but not great.

You have a boat launch to Lake Houston.

It's horse friendly.

Just something you might want to check.

And, rumor has it, George Forman gives a 10% discount on his grills to all of his neighbors.
