How about house prices trend in desirable neighborhoods of sugar land? Friends want to buy and wondering is it good time or wait for the prices to go down in spring.

There is no inventory in Sugar Land right now. Any decent house is going at full price and possibly multiple bids.

If friend can wait, then wait for Spring as it might slow down and more houses show up.

With more layoffs this next 6 months, I just don't see this continue in Sugar Land.

Find something you like in your budget and buy it. Waiting for prices to drop is a bit silly. Most likely if prices actually do drop, the interest rates will be higher.

According to HAR there are TONS of houses for sale in Sugar Land.

I think it'd be good to wait as prices will most likely come down.

Currently Trulia says there's roughly 940 houses for sale in 'Sugarland, TX', although I question if that exact number is correct.

Friend of my has been looking and there is very few inventory in the core First Colony area. He lost 2 houses to multiple bids.

Any houses that is somewhat desirable will be full price and multiple bids in areas zoned to Clements HS.

I do notice there is quite a few available in Greatwood but I think is 20% higher than last year.

There is also some inventory in the Creekstone area of Riverstone, which is the more affordable area of Riverstone.
