Hi,
Does anyone have any opinion about the new pebble creek community at riverstone ? newmark homes is builder. Price range around 400K.
Its close to all amenities on hwy 6, very close to new kelsey seybold clinic (right adjacent).
Elementary and middle schools different from rest of riverstone.
Any downsides/upsides that you guys think.

Default Pebble creek better than milwood

I would rate pebble creek better than milwood because of following reasons:-
1. It is more closer to highway 6 so makes your daily chores easy and offers better connectivity to restaurants on hw6.
2. Kelsea sey bold is just adjacent.
3. You get austin Pkwy school which is well established. People are thinking anne sullivan is new so will be better but it is better to have experienced teachers than just new facility .also every new institution will take its own Time to establish. Also austin Pkwy will give you more diversity as it will just not have kids from riverstone which happens to be little less diverse.

For middle school - fort settlement is surely better in terms of ratings only wrt first colony middle...but in my opinion the ratings can change for sure depending on how kids perform which is a direct consequence of how much efforts are parents putting with their kids for better grades.

The strange thing is its an area outside of riverstone, but still riverstone !!
That makes me think if it will bring down its value in future..
