Oh, in response to Supermac, both homes are about 2200 sqft one stories but the DW home is nicer and the Beazer home has a larger lot. We were able to visit the Beazer design center and were underwhelmed, to say the least, with their standard features. A lot of what was standard with DW, was a level III upgrade with Beazer. Our agent is concerned that Beazer is lowering the quality of their homes but is also concerned the D.W. in Pine Forest Green might be difficult to resell. Maybe we should just move on and consider other options. Thanks again for the replies!

Yeah I second the sentiment that it's rediculous to assume things about people's financial situations. Just because MOST Americans live stupidly and beyond their means does not mean all do. GREAT job for you guys following Dave Ramsey's plan. Our first home was 150K and we always budget for living on just one income, and banking the other.

As for a community pool...it would've been a dealbreaker for us, just because most of the new subdivisions all have them. We have small kids and I didn't want to buy a house with a backyard pool for safety reasons, but I wanted one nearby I could use. We ended up in Cinco where we have 8 community pools to use and I was blown away by how NOT CROWDED they are.

We have a community pool and I wouldn't step foot in it. Water is NEVER as clear as you would think it should be. Also, as soon as the mom or dad carrying the diapered baby get in .... its over for me.

I don't know how it is in other neighborhoods, so I can only speak to mine. One thing that I HATE about having a community pool...it's only open for 3 months out of the year!! I never got that...it opens Memorial weekend and closes Labor Day weekend. But it stays hotter here for a lot longer than that. I don't agree that it should only be open during summer time. But that's my little rant. Ours is never overly crowded either. A lot of people have their own pool.

If you decide to forgo the community pool and put in one, just remember you will never get back all of your money on it. Do it because you want to. Plus, you have to remember that no matter what kind of fencing/safety you put around it...you are responsible for it. So if you have a fence up, but the stupid neighborhood kid down the street gets in anyway and something happens...you are responsible because it's on your property. Sucks but that's the way it is.

So, no, no community pool would not be a deal breaker for me. There are plenty of activities around that have pools and other activities that you can get involved in...the YMCA for example.

A community pool is not a deal breaker. If the community has a mandatory HOA with fees high enough where you would expect a pool and a park then that may be the deal breaker for some buyers.
