We'll be relocating over the New Year and ran over to SL from San Antonio this past weekend to look at the neighborhoods a bit. Mentioned in previous threads, but hubby will be working right at the intersection of 90A& SW Freeway.

So-looked at First Colony and around, drove out to Richmond and all around. No thinking the commute from Katy would be fun with all those stop lights on 6. Yikes! How is the commute in on 90 or 59? We really liked New Territory.

We'll be renting a house for a year. There are slim pickins it seems right now. Little stressed about that! Also-wow! There are a lot of people and a lot of traffic. I had read that but I guess just needed to experience it. And this on a weekend. Is it always just traffic-y in SL?

Welcome to Houston, where commuting is a challenge. That is a very busy stretch of freeway on most days. Can't say much about the areas, as Im inside the Loop.

Traffic in Sugar Land on the weekend is terrible. From about 3 p.m. on Friday till about midnight on Saturday. Sunday is not as bad, except around noon -4.

During the week, traffic in Sugar Land is horrible, especially on highway 6, from around 4:30-7 in the evening.

I commute from Sugar Land into West University, which is almost downtown. On a regular morning with no bad accidents, I can make it to my office in about 23 minutes. If there is an accident, double that. If there is rain of any sort, double it.

There are not a lot of homes to rent in Sugar Land. I found that when we moved here about 8 months ago.

You'll find that if you can avoid highway 6, life is much better. There's a whole lot of good stuff on Highway 6, but traffic at the above mentioned times is not worth it. Good luck, and if you have any questions you can always ask!

If you lived in new territory you could take the grand parkway to katy, much quicker. Popular areas like Sugar Land will have a lot of traffic. If you want less traffic, better be prepared to live further out.

When we moved to New Territory, there weren't good choices for rentals available, either, except for this one awful fixer that we leased because we didn't have any other options. We hated the house but loved New Territory. We bought a house after a year and we are very happy here.

Yep, traffic is a fact of life. I rationalize that the only reason there is so much traffic is that it is a popular place to live.

Houses do come up for rent but they go pretty quick. Best to get a Realtor who can set up a custom search so that when one does come up, you can nab it. New Territory is nice, as is River Park (more expensive, homes are also larger). One of the reasons there is so much traffic on weekends is that people who commute during the week are home and, as there is no reason to leave the area to shop, people never leave it during the weekend.

Yes...people are out shopping, going to the movies, running errands...just getting out of the house. And everyone drives in the Houston area. So yes, expect lots of traffic on the weekends when people are out and about just like you. Good luck and welcome to Houston (Sugar Land)

Wow surprised at the response of this thread.

I never realized how much traffic is in Sugar Land, I know it is a large suburb, but it was never bumper to bumper, only traffic I ever felt would be on Lexington and Austin Pkwy. when there is a Football game at Mercer.

What Sugar Land are you people in? lol

The traffic is really contained around the Highway 6 / 59 area. Its just horrible there at the times I mentioned above. And of course, all of highway 6 is pretty rough as well.

Work with a realtor even if you want to lease for a year. The realtor can alert you when a new property is available or about to be available. In some of the SL neighborhoods you are looking at the schools are highly rated so the time on market can be pretty short.
