Hello,

I found a house in Binglewood 5 (Just South of Clay Rd. and East of Blalock) that I would like to buy, but I hear that Spring Branch is very spotty and has a high crime rate according to HPD's website (433 crimes reported in the last 30 days).

The few people I've talked to that live in or have lived in Spring Branch love it, so I wonder if the crime is really that bad?

Does anyone live in or near Binglewood 5 that has an opinion of the area?

I don't know about Binglewood 5. I live little further south. I have a friend that lives in the area you describe, but I never heard of him complaining about getting robber or having his house broken into.

My in-laws live in Spring Branch, but not in the specific area you mention.
The area can definitely be spotty, in fact my sister in law just had her car broken into yesterday at an apartment complex.
However, from what I hear some parts of Spring Branch are supposed to be "gentrifying" so who knows what it will be like in 5-10 years.

Go for it - I love Binglewood. A lot of empty nesters - so it's watched well. Large lots. Values going up further because it's considered close in. Do it. In five years, you will have a lot of equity.

most of the problems are in the older apt complexes. Most neighborhoods are fine. It will only go up in value due to schools system and location IMO
