Does anyone know if Magnolia Park subdivision homes are nice? I want to be in Hampton Cove Elem/middle. Any insite to HPH homes would be appreciated.

I would certainly investigate before dealing with them...here is the link to the BBB...shows they have an "F" rating. BBB Review of H P H Properties in Birmingham, AL KNOCK ON DOORS in the subdivisions. Knock on several doors and ask current homeowners how their experience has been. Does the builder come back for warranty items? Any structural issues, etc. GET a home inspection when purchasing any home, new or existing. Never rely on a builder to give you recommendations. Get your own (just like you are doing! )

I have a friend who lives in that subdivision. Just moved in early this spring and in 2 weeks already had major plumbing leaks and found mold. Also our inspector was not too keen on the builder. Said if you bought one of their homes you would have problems. Just for what it is worth. None is my personal experience as we do not live there. I understand that the developer has gone bankrupt there also. As Elizabeth said, check with the BBB .

Hampton Cove, in my estimation, is one of the best neighborhoods in Huntsville. Every home is custom-built--no "cookie cutter" homes in H.C. The surrounding mountains are stunning (so long as they can keep development from eroding their beauty). The lakes, woods, and many sidewalks pull neighbors together. The Hayes Nature Preserve and the many miles of greenways are a great plus for H.C.

Not true. Jeff Benton has some homes in Hampton Cove's Cobblestone Cove subdivision.

We were going to build in Magnolia Park and were only about 48 hours away from signing a contract and then found out that the developer had gone bankrupt. This was about 10 weeks ago. We ended up buying in Hidden Lake which is connected to Hampton Ridge. We love it over here. There are young families and kids everywhere.

Default Hampton Ridge/Hidden Lake Subdivision

If anyone is looking to buy a pre-exsisting home in Hampton Ridge or Hidden Lake subdivisions ask who the builder was and if it was American Heritage have the roof checked very closely before purchasing it. We bought a 5 year old house in Hidden Lake a month ago and immediately found a leak. Come to find out American Heritage who was the builder had a very bad roofer about 5 or so years ago when these houses were built and everyone we have talked to has had serious roof problems. Most likely we are going to have to put a new roof on this house and had we known about this we probably would not have bought it.

If you have young children, I'd choose Hampton Cove/Owens Crossings over Madison City as the city has no master plan for development and is willing to sacrifice the quality of life of residents who have paid huge bucks for houses for a quick revenue fix. I think the schools are fantastic, but HC is a PLANNED community. I doubt you'll see a gas station/convenience store at the corner of subdivision in that area.

I chose Madison City as it has a wonderful school system and is close to two main corridors of freeway traffic. In addition, my research of the area showed me the empty field next to my very high priced subdivision would be rezoned from agricultural to LIGHT RESIDENTIAL. Currently, this is not the case and it is under consideration for rezoning commercial (read "gas station!") and higher density housing.

There are more areas like this in Madison than I can count. If you choose Madison, I'd go with an established subdivision like Highland Lakes. We loved it at the time we looked, but it was way overpriced due to speculation. And the middle school wasn't on my child's list.

Family first. No regrets in the choice as far as schools and location, but there are too many nebulous areas of contention in Madison's newer subdivisions causing angst in our community at large.

Or maybe the city has a broader plan that helps the city as a whole and doesn't revolve around you.
