The house itself is about 2500sf but there's a porch around two sides that increases total rood to like 3600sf. And it's not just a matter of new shingles: the house was built in pieces and the roofline is nuts, it's just a mess with water infiltration and rubber roofing applied as a stopgap. It may not cost 20k (I hope not I don't have that much) but it seems likely to run at least 6-7k as part of one wall must be rebuilt. We're going to replace that part with metal roofing as it is lighter and more durable and mostly hidden from the street.

Anyway, point is just that old houses are not likely to be bargains just because they are inexpensive.

Oh ok, it sounds like you have quite a project on your hands. My roof had some bad wood in spots, which tacked on about $600. I also have two low slope areas where we used modified BIT and it turned out nice.
