I agree. GraniteStater is always cautioning people not to live near 435 because of the noise. What noise? I don't see it as a problem at all. It's a non-issue. Why 435 and not I-35 or I-70 or 71 Highway? Plus he's always talking about 435 in Overland Park and how horrible the noise is. It's not. And honestly, there is not a whole lot of housing right on 435 in Overland Park anyway.

I drive down Nall over 435 every day and am in the area between Roe and Nall along 435 all the time. Like I said, the noise is a non-issue. It's not really loud and not a big issue like GS tries to make it.

Lots of housing on either side of 435 within five city blocks. I should know, my parents used to live near there. Yes, the noise is loud- on the ground evidence.

Not really. There are a couple of apartment complexes close to 435, but the rest of the housing is away from the highway. And like I said, I am in the area all the time and the noise is a non-issue. You are the ONLY person I have heard complain about it, and you don't even live here!

GS, background noise is everywhere anywhere near populated areas. You know that.

The one and only time in my life I have ever heard the sound of silence is when 41 years ago I drove about 20 miles into Arizona from Hoover Damn, stopped, and got out of the car on a clear day with no wind whatsoever. No wind, no bugs, no birds, no cars, no people. Nothing. I'll never forget it as long as I live. It was like I'd stepped into the Twilight Zone.

The point being that there is noise - and typically lots of it - everywhere else. So it's all relative.

Others of us have our own experience living near I-435. Do you remember Oxford Commons Apartments near 108th and Antioch? I think they're called something else now. They are right on I-435, on the south side. We lived there for a about three years in the mid-80s as they were one of the few complexes that had three-bedroom units available, which we needed at the time.

Noise was not an issue - at all - compared to the vast majority of other real world options. If I didn't know better, I'd say that your threshold for noise irritation is much lower than average. Mine is lower than average, too, and yet I was not bothered there any more than I was bothered near 87th and Metcalf. Which is to say that there was no issue worth talking about

But I do know better. The I-435 noise thing is just another in the multitude of tools in your belt that you use to attack JoCo and Kansas any way you can. It is not a real problem - not a problem at all, as all good-sized metros have such highways. But yet you regularly try to make it one.

The underlying motivation has for years been a mystery and remains so.

Why don't you focus your scorn on the summer weather? I'll even rep you for it.

I don't mind the sound of cars driving by. Helps me sleep at night. Either that or having a fan running.

I don't know much about the interstates and freeways in KC, but I do notice the irritating thing is at US-71, when you go past Cleaver Blvd. (going south), it turns into a street with stop and go lights until Gregory Blvd. I've always wondered why that is.

Well, you are very close. I actually grew up just south of 103rd and Antioch many years ago. Our house was built in 1966 and 119th St was a gravel road then. My tolerance for noise is lower than average for sure, so I won't deny that. I am generally magnetically drawn to rural areas in general, and I have always preferred properties out in the woods, even on gravel and dirt roads. So, my perspective in terms of what I prefer regarding my ideal location for having a house is different than many people.
Yes, 74F today here which was starting to get a bit too warm in the sun
I'll be moving a bit further to the south soon for a different position, so it appears that I'll be dealing with more heat and humidity and less snow

Couldn't agree with you more.

We're heading into my least favorite time of year and I am annoyed by summer a little more every year than the previous one. Out here we won't have any relief until at least the end of October. It's misery, but nothing like Overland Park level misery.

I'm headed to the Ohio Valley again (Clark County, IN). Luckily, I will be in a more rural woodsy area as the urban heat island can be brutal there.
