89117 includes the Lakes and Peccole Ranch, so it's a great neighborhood for families with young children, IMHO.

Personally, I think all these posts from out-of-state potential buyers are ridiculous.

I would never live in 89117 because it's too homogenous. All the houses look like they were whacked with a clone stick and the whole area is just too white-bread for me.

Before we moved here, we came on a "fact finding" mission. All we did was look at properties and different areas of town. That way, we knew the strengths and weaknesses (from our perspective) when going through the new MLS listings. Didn't end up buying a house from the MLS but I think the strategy was sound.

I'm just trying to gather as much information as possible from many different sources......

To be fair, the majority of homes from late 80s up seem to be cut from the same dye cutter. Few crops of really neat, large older homes, but you may struggle with the school options there if a family.

YOu are doing fine. Scoop is flat wrong. There is vast variability in 89117 from beatups on half acres to some very nice tracts in Pecole and the Lakes to some mansions in Section 10 and nearby.

If you can live without brand new it is as nice as anywhere in town.

89117 in Spring Valley is a nice centrally located community in Clark County. Homes/communities vary and are generally well kept. Communities on this zip code take pride in their surroundings. I live in the area and love the place. Parks are great as well.
