Relocating from LA, so I don't know....
When your looking at properties to check on the distance map the address of the home your looking at to your employment address. Keep in mind the heavy traffic during our rush hours and we have more than one since we are a 24 hour city.

1. Gated Properties

Just thought I'd ask about the importance / convenience / pros / cons of choosing a gated property. Not necessily attended gated.

Higher HOA Fee
Difficulty receiving UPS / FedEx / US Post Office registered mail
Visitor entry problems

What to look for in a gated Community ?

2. HOA problems
How to check out HOA's ? any websites for this.
Since, I've read about lots of issues with HOA's.

To me unless you are in a gaurd gated community I think a gated community is a waste. All the residents are then on the hook for road maitinence, etc. What does being in a gated community get you other than a false sense of security?

Hi again,

Thanks for all the ideas and suggestions.

Will be in LV next Tue / Fri looking around for short term housing ( month to month ) close to downtown and also looking at homes. Prefer Summerlin but I think it outside my 25 minute commute limit ( for less stress commuting to / from office ).

Don't know where you're planning to stay, but I would recommend Red Rock or the J.W. Marriott. You can easily house-hunt in the NW and SW sections of town from there. Moreover, you can drive to/from downtown during rush hour and confirm for yourself what commuting from Summerlin and other areas would be like.

Hey ManMan,

I want to stay near downtown initially 15-20 minutes drive to work in a month to month or short term rental but not sure what places would be save and quiet and fit the bill.
I have a friend who has lived in Summerlin for 10 years and has done the drive to Downtown LV from Summerlin Pkwy to 95 and says its 30-35 minutes.

Sorry, Buzz123, but I really must disagree with you. Us "old ladies" haven't had any problems to-date. I live at Soho whenever I can get there & just love it. We are safe both inside and out. I spend a lot of time outside walking to Walgrens, 7-11 or to bank & have not encountered any problems, whatsoever. The City is doing an excellent job of turning this entire area into a cultural & arts area. Look at the new Smith Centre! I think people should stop assuming that there are only a few good areas to live in Las Vegas! If you check the crime stats for this area you'll find that it actually is one of the lower crime areas of Vegas!

No way. I lived as far west in Summerlin as you could get (west of the 215 Beltway) and drove downtown to work five times a week. Average commute time was no more than 20 minutes. It occasionally took 25 if there was an accident on Summerlin Parkway or 95 that slowed traffic, but that was rare.

Remember, too, that Summerlin is huge geographically, and there are parts of Summerlin MUCH closer to downtown, such as off Town Center Drive.

I live in Aliante and its about a 12 to 15 min drive if you take the 215 to 15 95% of the time. 7 to 8 am and 4 to 5 pm might take more but the traffic on this side of town is fairly thin compared to Henderson and parts of Summerlin. I also go about 10 mph over the limit on most the roads, but most people do that, I get passed like im standing still sometimes going 10 over on the 15.
