I'm considering purchasing a condo in the 89149 zip on Gilcrease Avenue. Does anyone no this area and is it a nice, stable area or should I beware! Thanks.

That is a newer part of town. Very nice. Close to the mountain.

Area is fine. Relatively close to the fwy but far enough not to be a big problem. Everything is new. Convenient shopping and restaurants easy freeway access.

There have been some recent foreclosure sales in there. Place bought for 215 in 2006 went for 150K. May have been trashed...may not. All the original owners have substantial equity...but many of the places have been resold.

There are 346 units in there. 54% owner occupied. That is low for a good condo tract but not impossible. I would at least visit a half dozen times including in the evening, at dusk and on Saturday. The number is high enough to be cautious.

There are 25 units for sale. At the moment they are selling at about 1 or 2 per month. Normally I would expect 4 or so. So a year or two of inventory but likely to clear when (and if) things return to normal.
