My understanding is that title to real estate is established by the chain of title maintained in courthouse records. The mortgagor has title until the foreclosure is complete so the borrower can't claim adverse possession since title is already in his or her name. Who pays real estate taxes is not important to having title in real estate.

No...jobs is an outcome.

Las Vegas population dipped slightly in 2009 but is again at an all time high in 2010. There simply is no significant exodus. I would personally have expected one from the construction people but if it has happened it has been more than offset by new arrivals.

Unemployment is down. It is still too high but trending in the right direction.

Visitor counts and strip revenues are up. Gaming revenue is up.

Housing is bumping along the bottom but is not going anywhere until the foreclosure thing runs its course. Years out yet...but probably a good thing for the recovery of Las Vegas. Larger amounts of extremely low cost housing.

Rentals are at an all time high and inventory is dropping.

The climate is as good as it ever was.

The one thing about the housing market -- all the "good" houses were snapped up in 2009. Those people paid too much, comparatively, but they got the "good" houses.

What's left are the houses that nobody really wants. The sort of thing that, during the boom, people would drive by and say, "Maybe, if I can't find anything better."

My opinion is that we've been trawling along "the bottom" for several months now. And things aren't going to start looking up until we get another 100,000 transplants to occupy these mediocre houses.

Then we'll start returning to a more normal supply/demand curve.

Back to the topic of Las Vegas Real Estate...

Squatters recently took over a home in a guard-gated community in Summerlin <YIKES!>

Apparently they use foreclosure listings to select properties owned by out-of-state banks. Then they create bogus leases and turn on utilities. The HOA, police and neighbors are powerless to stop them. I remember reading about a Real Estate agent a while back who was running a similar scam and collecting rent... CAVEAT EMPTOR
