For conservation pricing to work in Vegas, water bills would have to at least double. And for the record, I'm against conservation water pricing for the Vegas valley. It's really unnecessary.

If there's going to be any large future development, I figured these were the only places left. The rest of the land in the valley is locked up by BLM. It is a large amount of sq miles, maybe 150 sq miles? Probably enough to fit another 200 thousand houses.

It is not 15 billion. That is loaded with interest. Check around someone on the anti-side did a rack up that suggests a bit less than 50% on the average bill if the pipeline goes through. I would find it for you but you should know the anti side well.

And interest is not a cost that the ratepayers have to pay? If you have a chance go ahead and post the link that estimates only a 50% increase in the average bill if the northern pipeline is built since I haven't seen it.

The only folks that would benefit from the pipeline are real estate developers, the local casinos, and real estate brokers/agents.

Case-Shiller housing numbers out today. The pace of growth is slowing, but Las Vegas is still the fastest growing market in the country. We're up 21% year-over-year.

This is why I think things are slowing just a bit....

$480,000???? granted about 1/3rd acre but geez.. come on.. and on a busy road... and little or no yard....

21% YoY, back in March. Do you sincerely anticipate continued aggressive double digit appreciation? I certainly don't. That was the big pop.
