I recently found a condo, it is located on S. Rainbow. The nearest cross street is Hacienda and Tropicana real close to Spring Valley Hospital. Is this area ok or full of crime and just in general a bad part of town. Looks like a nice condo but just want to make sure I am not moving to the slums of Las Vegas.

When I moved from Las Vegas in 99, that area was pretty good, but you could definitely do better. From what I've seen the past few visits back there it's declined somewhat, but it's still not Watts or Compton- it's also not Summerlin or Green Valley though. In general, you'll get what you pay for- the cheaper the house/condo, the lower the quality of the neighborhood.

Well the hospital is on that corner as is one corner of Spanish Trails...arguably a classier address than Summerlin or Green Valley.

I would not worry about that location.

Condo conversion. Something less than 30% sold. Selling at least 3 to 1 to absentee landlords. Was a reasonably nice place. But be very careful.

In this sorth of condo conversion you go from having a managed apartment complex to one with a few hundred land lords. Many will be hungry and rent to anyone who puts up a securtiy deposit. This often leads to interesting problems.

HOAs work reasonably well with 70% or more owner occupied. They don't work so good with 25% owner occupied. Some turn into disasters and it is not easily fixed.

So sorry but you are on your own. I would insist upon a clause that allows cancellation of the lease on 60 days notice. Give the LL a month rent or something if you cancel. But get the right to cancel. If not don't go there.

Unfortunately you can't judge these joints until fully established. But I would not bet on any of them coming out well.

Well, originally she wanted a year lease and i talked her down to a 6 month lease with no increase in rent. There is 3 properties that I saw in that condo complex and 2 of the 3 would not budge on the lease terms. One would and talked her down to a 6 month lease. All 3 ranged in price from $1150 to $1300or a 2 bedroom so they are not exactly on the cheap side. Maybe they might let anybody live there but at least they have to have some cash.

Interesting read, wow it is hard to find a place in Las Vegas. All of these condo conversions and real estate there seems to be a utter mess. My next choice was going to be the meridian at the hughes center located right next to the strip at 250 east flamingo rd. Those are also condo conversions with some apartments available as well.

I might go ahead and research those, I am quite sure those are near full capacity but i am going to have to double check.
