Hello everyone!



I used to frequent this forum back in 2011/2012 when I was in contract to buy a condo. Everyone here was so helpful and friendly. That deal ended up falling apart because there was an issue with the title, so I backed out of the deal and ended up buying a condo in San Francisco. I currently live in Florida and am considering moving to Las Vegas with my girl-friend and my parents who are retired. We were considering Orange County, CA, but ultimately decided against it because of state income tax and how little you get for your money. Other areas we considered were DC suburbs, ruled that out because of the winter weather. Atlanta suburbs, we are still considering, but parents worried they will get bored. And now Las Vegas, so the list has been narrowed down a lot. Once they get both vaccinations for covid, which should be within a month or so, we plan to fly to Vegas and make the decision at that time.



1) What are the most desirable parts of Las Vegas? I remember back in 2011/2012, Summerlin and Green Valley Ranch, were top answers. Just seeing if things have changed or any new areas to add to the list. Budget is up to $900k, 4/3 single family house. Good schools preferred, no kids, but will end up having kids in the coming years.



2) Anyone know the rules on bringing a recently purchased car? I was going to trade in my Tesla Model 3 for the new Model S, but I heard I'd have to pay some kind of tax if I bring in a recently purchased car. Anyone know about this? If so, I can hold off and buy if/when we move.

1) Summerlin and GVR definitely 1 and 2 or 2 and 1 depending on who you ask.

2) Never heard of this but have heard insurance is expensive in Nevada so maybe keep the older one!

Seven Hills area (89052) is pretty darned nice. I don't know about your car question, but I'm sure if you call the Tesla dealer they can tell you. Someone will probably post the answer here.

Regarding issue 2, I don’t know what tax you referring to. I just bought a used Tundra from a private party in CA, brought it in to NV and just paid for registration and title. In fact, you can even keep out of state title and just pay NV registration (why one would do that if one planned to live here, I don't know).

And if you still have a California based bank, they will put a levey on your account for not renewing your registration. Bofa and WFC are both complicit in this scam. They steal for the state to be allowed to steal from their customers.

There are really nice areas in both Summerlin and South Henderson. They both have some not so nice as well. Anthem for instance has places as nice or nicer than Green Valley Ranch. GVR's big add is that you can walk to the casino and major public facilities. House wise it is not better.

In bang for the buck there are some really great areas in the NW and SW. Take a look at 89131 and Aliante in NLV. Or if you want to get away for the standard suburban tracts try Lone Mountain. For schools check the ratings on the high school. The good high schools virtually always have great feeders.

I haven't experienced that. When I moved to NV, two of my cars still had CA pink slips. We just paid NV registration. I didn't know at the time that NV title was a separate transaction. I traded in one of my cars a few months ago, no issues. Still have one of the cars with CA pink slip, but NV registration.

Can you point to a regulation which allows this?

Thanks! I'm not sure, one of our family friends told us something like the car registration tax or something like that is expensive, so don't buy a new car until after you move. I can understand if I was a resident already and I buy a car from another state to avoid sales tax, but since I'd already own it and be registered out of state, I don't see why it would be an issue. It sounds like our friend was just confused or mixed up.
