I've rented my whole life. Always paid on time. Never a problem. Currently I live in a 3/2 in Spring Valley (12 years now). My main shower had a leak and it needed to be fixed. My LL decided to install once of those all in one enclosures. He didn't want to pay a professional so he started working on it last June. Still not done. Lucky for him it's just me since my husband passed a few years ago and youngest just left for college. It is embarrassing though when someone comes to visit. Anyhow, my lease ended in 2020 and I am paying $1200 a month. He never had me sign a new one.

Summer of 2020 a tree fell over in the yard. It fell on the house. Thank God no damage to the house. What did he do? He cut away the part on the house and left the tree. It's thriving- sideways. Oh and the part he cut away? It's been laying on the side of the house for almost 2 years. Yesterday my senior pup came in and I saw something on her face thought it was dirt. Nope it was a bloody gaping open wound. I'm 99% sure it came from the dead tree trimmings that are now sticks. She has a few health issues recently but now this is going to cost over $1000 for surgery. I don't have that.

Las Vegas has been very good to me. Until it wasn't. This week I'm moving out of state with one of my kids and may never return. It's just not the same as it was when I moved here 25 years ago.

It's not just apartments. We are moving this fall so I've been watching our house value. We purchased in 2014 for $240k. I fully expect to get around $550k when we sell this summer. The price in the chart does not take into account a full interior remodel.

Its definitely changed for the worse.
Becoming another "LA" is not a good thing. I have lived in LA for about 3-4 years, and that place is a mess. The cost of living is an issue. Lack of privacy is an issue. But, the biggest issue is that the people are just rude in these bigger cities. And I think they act that way as a means of survival.

Compared to the smaller cities, you have people who are more stable and relaxed in their approach to life. These people in the smaller cities have less rent to worry about, less traffic...and that contributes to a higher quality of life.

You just can't have your cake and eat it too, in life. That is my favorite say of all time, because it applies to so much. Living in a big city has some perks. Vegas has the sun, and lots of entertainment. But, when you factor in the 24/7 drinking, and the stress from rising costs, you have a mess of city and and future that is not very good in my opinion.

I think there are a lot of people here who don't care about negative aspects of The Strip, drinking/partying etc, own their homes, have plenty of income and don't feel the stress from rising costs. It's much less expensive to live here than it was in Chicago. I miss some things about living there (culture, architecture), but the cost of living/taxes, crime, lousy weather, and traffic in Chicago makes Las Vegas a better place for me at this time.

The separation between the rich and the poor is getting wider, and that is not good. Middle class is disappearing little by little.
Also, the media lies and these stats need more support.

Fantastic info! Interesting how the perception is the exact opposite of this. In fact, my perception was crime was getting much worse. Thanks for sharing!

Well, you have to trust your observations as well...you know, in the real world.

you are taking a few links from the media that lies often. don't you think "they" want you to live in bigger cities, these days, with 5G, etc.
