These HOAs sound great. I wish we had them here in the UK, as the small close I live in is a mess.

West of Decatur there are 8,583 homes for sale. 7,008 have Association fees. So if you go no HOA you remove about 82% of the available homes.

If you wish a newer home...say built in the last ten years. There are 5178 homes of which 250 do not have association dues. So you have to pass on about 95% of the available homes. The 5% which lack HOA fees by the way average at about $500,000 in price. So what is in that 5% tends way to the high end.

Basically it says you have to spend a lot and have a very small set of places to buy a new house non-HOA

Or you can go to Pahrump...which also works.

I live on Hope Forest Drive in Las Vegas 89134.
The is an open dumpster parked on the street for over one month ( maybe two )
It is a menace to drivers at night since it has no lights or even reflectors.
It has been loaded with bags and other trash for weeks.

The sun city homeowners association seems to ignore this.
Is this also a health violation ??

You probably have a property management company, call them.

A dumpster with trash bags inside of it would not be a health code violation unless you are opening a restaurant inside the trash bin, which is never advisable.

How stable are HOA fees? That is, do they keep increasing?
Similarly, how did the recession affect the HOA dues?

hoa dues can go up...

if you have alot of non payers, the payers have to make up the difference...

recession kept the dues mostly the same except where it was hardest hit.

Good evening,

I do not get on this site very much but I have been thinking about moving to Nevada. I know my post is years late, compared to the original post I have read..... I am still learning how to utilize this site.

Is it worth moving into a property with HOA?

None of them are the same. Some are overbearing and awful, some don't do anything. I have one and I really like the level of involvement from the property management with mine. Most of the HOAs utilize property management companies to deal with the day to day enforcement and accounting.

If you find a house you like, just talk to people that live there and ask them about their particular HOA, what they do, and how they like it. Check the documents they send before you close, read the rules and regs, check the financial reserves. If you see red flags then back out.

I sit on an HOA board, and have for the past six years. What Dankee says is true. You can't broadbrush all of them with the failings of a few. I would not sit on my board if it were as heavy handed as some that I have read about. We have increased dues, but only once in the last ten years, and not by a significant amount. We are all homeowners, and we abide by the same rules (I have gotten violation notices too). We also realize that life happens, and it isn't always possible to fix something as quickly as you would like. We have one homeowner who was having a lot of problems maintaining her landscaping, and neighbors were complaining. She lives on a limited income with a disabled sister. We found an organization that assists people in her situation, and we applied on her behalf. They are sending professional landscapers out to get her property in shape.

That said, if somebody reneges on a payment plan that they agreed to, doesn't contact us when we send a violation notice, or becomes confrontational when they are asked to pay for things that aren't free for the rest of us, we are less inclined to work with them.

I think the HOA we have in Peccole Ranch is decent. Their vio letters are pretty nice/understanding, in my opinion. They keep raising the fee though.

]They sent out letters to everyone about water damage to community walls. They tell homeowners to keep plants at least 3 feet from the wall, but they don't follow that. Meanwhile, we have pine tree roots (Peccole's) we have to dig up and remove because they are just about under our house. I wish I could send them a vio notice.
